What Affects Barndominium Shell Cost
Multiple factors drive the price of a barndominium shell — which is exactly why a planning range is more honest than a single number.
Width & Clear Span
Width is the dominant cost driver. A 40 ft wide barndominium requires heavier clear-span framing than a 30 ft wide building of the same square footage — and a 50 ft span is heavier still. The wider the clear span, the more structural material and engineering involved.
Eave Height
Most barndominiums use 12–16 ft eave heights for comfortable interior living. Every additional foot of wall height adds material, structural load, and installation complexity. Taller eaves cost more.
Openings & Doors
Roll-up doors are a significant line item. A 14×14 ft overhead door costs substantially more than a 10×10 ft door. Entry doors and windows also add to the total. Specify carefully — openings must be set before engineering.
Location & Engineering Zone
Your state and county determine engineering specifications: hurricane-rated framing in Florida, snow load engineering in Minnesota, seismic requirements in parts of Colorado. These are non-negotiable and meaningfully affect cost.
Concrete Slab
The slab is a major additional cost on top of the shell. Pricing varies by region, site prep requirements, thickness (4" vs 6"), and local contractor rates. We can coordinate concrete in select service areas.
Insulation
Insulation is a practical necessity in a metal barndominium — condensation control is critical for living spaces. Spray foam costs more than fiberglass but outperforms it in extreme heat and moisture environments.
